Paver Sealing

Paver sealing is a protective coating applied after cleaning. It locks in the original color, hardens the joint sand, and blocks moisture, UV, and organic growth from getting back in. It is a separate service from paver cleaning. Cleaning restores how pavers look right now. Sealing controls how long they stay that way.

Central Florida pavers take constant punishment. UV fades pigment year-round. Afternoon rain pushes moisture into the pores. Algae and mold move in on any surface that stays damp. Without sealant, pavers can lose visible color within 18 months and start showing joint erosion within two years. Sealed pavers hold their color 2 to 3 times longer and resist staining between cleanings. The Interlocking Concrete Pavement Institute (ICPI) calls sealing the single most effective step homeowners can take to extend the life of an interlocking concrete pavement.

Wet look vs. natural finish

Two finishes: wet look (glossy) and natural (matte). Wet look darkens the paver face and makes the colors pop, like pavers right after a rainstorm. Natural finish soaks in and protects without changing the color or adding sheen. Both block UV, moisture, and organic growth the same way.

Joint sand stabilization

Half the value of sealing is below the surface. Sealant soaks into the joint sand and binds it together into a firm, weather-resistant joint that holds pavers in place. Weeds can't push through. Ants can't excavate it. Rain can't wash it out. Without sealing, polymeric sand breaks down fast in Florida humidity and needs replacement every 1 to 2 years. Sealed joints last 2 to 3 times longer.

Best done right after a cleaning

Sealant bonds to the paver face. If there is algae, dirt, or old degraded sealant still on the surface, the new coat bonds to that instead of the paver and will peel or flake within months. That is why we always clean and re-sand first. The surface has to be free of organic growth, mineral deposits, and moisture before the sealant goes on. We schedule cleaning and sealing within the same week so nothing has time to grow back between jobs.

How sealing extends time between washes

Unsealed pavers in Central Florida usually need cleaning every 12 to 18 months. Sealed pavers go 24 to 36 months because the sealant keeps algae and mold from anchoring into the pores. When growth does show up on a sealed surface, it sits on top of the coating instead of embedding in the concrete. That makes the next cleaning faster and cheaper. Over five years, homeowners who seal after every cleaning spend less on maintenance than those who skip sealing and clean more often.
