How much does a driveway pressure wash cost?
Most driveways we do run $150 to $300, depending on the size and how much buildup there is. A standard two-car driveway in good shape is usually on the lower end. Heavy staining from rust, oil, or years of neglect can push the cost up. We come out, look at your driveway for free, and give you an exact number before we start.
How much does it cost to pressure wash a whole house?
A full exterior house wash typically runs $250 to $500 for an average-sized home in Volusia County. The price depends on the square footage, the number of stories, the type of siding, and how much algae or mold buildup there is. Larger homes or homes that haven't been cleaned in several years may cost more. We always provide a free on-site estimate so there are no surprises.
Is there a minimum charge?
Yes. Our minimum job is $125. This covers the cost of mobilizing equipment and crew. Most jobs exceed the minimum anyway, but we want to be upfront about it. If you have a small job like a single walkway, it might be worth bundling it with another service to get the best value.

What is the difference between pressure washing and soft washing?
Pressure washing uses high-pressure water, typically 2,500 to 3,000 PSI, and is best for hard surfaces like concrete driveways, sidewalks, pool decks, and pavers. Soft washing uses low pressure combined with contractor-grade surfactants and is designed for delicate surfaces like stucco, vinyl siding, painted wood, and roofing materials. Using high pressure on the wrong surface can cause serious damage. We assess every property and use the right method for each surface.
How do you clean roofs without damaging them?
We use a soft wash method for all roof cleaning. That means low pressure with a specialized cleaning solution that kills algae, mold, and the bacteria that cause black streaks. High pressure on a roof can crack tiles, lift shingles, and void manufacturer warranties. Our method is approved by shingle and tile manufacturers and leaves your roof clean without any risk of damage.
What does your window cleaning process involve?
We clean both interior and exterior windows, including first and second story. We use professional squeegees and purified water to achieve a streak-free finish. We also clean the window frames, sills, and screens. For second-story windows, we use water-fed pole systems that allow us to clean safely from the ground without ladders against your home.
Do you clean pool cages and screen enclosures?
Yes. Pool cage cleaning is one of our most popular services. We carefully clean every screen panel and aluminum frame, removing the green algae and mildew that builds up in Florida humidity. We use low pressure and appropriate cleaners to avoid damaging the screens. Most pool cage cleanings take three to five hours depending on the size.
Process
How should I prepare for my pressure washing appointment?
Move any patio furniture, potted plants, or decorations away from the areas we'll be cleaning. Close all windows and doors. Make sure we have access to an outdoor water spigot. If we're cleaning your driveway, please move vehicles out of the way. That's really all you need to do. We handle the rest.
How long does a typical job take?
A standard driveway takes about one to two hours. A full house wash is usually two to four hours. A roof cleaning runs three to five hours. Pool cages are similar. We'll give you an estimated timeline when we provide your quote, and we let you know if anything changes on the day of service.
What happens if it rains on the day of my appointment?
Light rain doesn't affect our work since we're already working with water. If there's heavy rain or thunderstorms, we'll reschedule to the next available day at no extra charge. We monitor the weather closely and will contact you in advance if we need to move your appointment.

Are you licensed and insured?
Yes. We're a registered Florida LLC. We carry $1 million in general liability insurance coverage. We're happy to provide proof of insurance before starting any work. This protects both your property and our crew.

How far in advance do I need to schedule?
During our busy season from March through September, we typically book one to two weeks out. During the slower months, we can often get to you within a few days. Emergency or time-sensitive jobs like pre-sale cleanings or HOA deadlines get moved to the front of the line.

How often should I have my home pressure washed in Florida?
We recommend every 12 to 18 months for most homes in Central Florida. If your property is near a lake, canal, or heavily wooded area, you may need it done annually. The humidity, rain, and warm temperatures in Florida create perfect conditions for algae, mold, and mildew growth. Regular cleaning prevents buildup from causing permanent staining or damage to your surfaces.
Can pressure washing help with HOA compliance?
HOA violation letters for dirty driveways, stained sidewalks, or algae-covered exteriors are one of the most common reasons people call us. We can get the job done fast enough to meet most compliance deadlines. Bring us the letter and we'll make sure the specific issues mentioned are addressed.
Should I get my home washed before or after hurricane season?
We recommend having your home cleaned in early spring, before hurricane season starts in June. This removes the mold and algae buildup from winter so your home goes into summer clean. After a major storm, it's also a good idea to have your exterior assessed and cleaned, since storms can deposit debris, dirt, and organic material that accelerates mold growth.
