More than just driveways

Most people think of pressure washing as a driveway service. But look around your property. The sidewalk leading to your front door has turned black. Your patio has a green film that gets slippery after rain. The pool deck feels gritty under bare feet. The retaining wall along the side yard is streaked with dark runoff stains. Every one of those surfaces is concrete, and every one of them collects the same algae, mold, and ground-in dirt that Central Florida's humidity produces year-round.

We clean all of it. Residential and commercial. Poured slabs, stamped concrete, exposed aggregate, and block. From a 50-square-foot landing at your back door to a 2,000-square-foot commercial walkway, we bring the right equipment and the right approach for each surface.

$150 – $400 for most jobs

Final price depends on total square footage, number of surfaces, and severity of staining. We quote after seeing the property.

Surface-specific PSI and technique

Not all concrete handles the same pressure. A standard poured driveway slab can take 3,000 PSI through a surface cleaner attachment with no issues. A stamped patio with integral color needs a wider fan tip at lower pressure to avoid lifting the texture. A painted garage floor requires even more care to strip the dirt without stripping the coating. We adjust nozzle type, spray distance, and PSI for every surface we touch.

For pool decks and lanai floors, we factor in the surrounding cage structure and any furniture or planters that need to be moved. Retaining walls get a different angle of attack than flat surfaces because the vertical face sheds water differently and tends to hold staining in the mortar joints. Curbing and stairs have tight edges that a flat surface cleaner can't reach, so we detail those with a turbo nozzle by hand.

Sealer prep and long-term protection

If you're planning to seal your concrete, a thorough cleaning is step one. Sealers need a clean, open-pore surface to bond correctly. Old algae, dirt, or previous sealer residue will cause the new coat to peel and flake within months. We clean down to bare concrete so your contractor's sealer has the best possible foundation.

Even if you're not sealing, regular concrete cleaning extends the life of the surface. Organic growth works its way into the pores over time. Left alone long enough, it causes pitting and surface spalling that no amount of cleaning can reverse. A cleaning every 12 to 18 months keeps the buildup from reaching that point and keeps your property looking sharp between visits.

Concrete Cleaning FAQ

What concrete surfaces do you clean besides driveways?
We clean every concrete surface on your property. That includes sidewalks, walkways, patios, pool decks, lanai floors, retaining walls, curbing, garage floors, carports, stairs, and commercial walkways. If it is concrete, we have the equipment and the process to clean it.
How much does concrete cleaning cost in Volusia County?
Most residential concrete cleaning jobs in the Orange City and Volusia County area run between $150 and $400. The price depends on total square footage, the number of surfaces involved, and how much buildup has accumulated. We give you an exact number after seeing the job in person.
Do you adjust pressure for different concrete surfaces?
Yes. A flat driveway slab handles higher PSI than a decorative patio or a painted garage floor. We adjust nozzle type, spray angle, and pressure based on the surface condition. Stamped concrete and pavers get lower pressure with wider fan tips. Poured slabs with heavy staining get our full 3,000 PSI surface cleaner treatment.
Can you clean concrete before sealing?
Absolutely. Proper concrete sealing requires a completely clean surface for adhesion. We remove all algae, mold, dirt, and staining down to bare concrete so the sealer bonds correctly. Many of our customers schedule a cleaning specifically as prep work before their contractor applies sealer.
