What happens to pavers in Florida

Brick pavers, travertine, and interlocking concrete pavers are popular throughout Central Florida for driveways, pool decks, patios, and walkways. They look great when installed, but Florida's climate puts them through a cycle of degradation that starts almost immediately. Algae colonizes the surface and joint lines within months. Weeds and grass push through deteriorating joint sand. Ant colonies build mounds in the gaps. Efflorescence — a white, chalky mineral deposit — forms on the surface as moisture wicks through the concrete.

Left uncleaned for two or more years, pavers can go from an asset to a liability. The surface becomes slippery when wet, weed roots push pavers out of alignment, and the original color disappears under layers of organic growth and mineral deposits.

Our paver cleaning process

We start by pulling weeds and clearing debris from the joints by hand and with mechanical tools. Then we apply a pre-treatment solution to break down algae, mold, and efflorescence on the paver surface. After a brief dwell time, we clean the pavers using a surface cleaner that distributes even pressure across the face of each paver without blasting out the joint sand. This removes the buildup without creating the streaks and etching marks that a direct wand spray leaves behind.

After cleaning, we let the pavers dry briefly and then repack the joints with fresh polymeric sand. Polymeric sand contains binding agents that activate with water, creating a firm joint that resists weeds, ants, and washout. We mist the polymeric sand to activate it and then clean any haze off the paver faces before it sets.

How do you clean pavers without displacing the joint sand?
We use a surface cleaner with controlled pressure rather than a direct-spray wand. This distributes the water force evenly across the surface, which cleans the paver faces without blowing out the polymeric sand or regular joint sand between them. For pavers with heavy weed growth, we remove the weeds first by hand and with a rotary tool before washing. After cleaning, we re-sand the joints with fresh polymeric sand so the pavers are stabilized and weed-resistant.

Do pavers need to be re-sanded after cleaning?
