The process

For oil stains, grease, and hydraulic fluid, we bring a hot water unit. Hot water breaks down petroleum-based contaminants that cold water alone can't dissolve. This is especially useful for garage floors, commercial loading areas, and driveways where vehicles have been leaking for months.

The process starts with a pre-treatment. We apply a cleaning solution across the surface and let it dwell for several minutes to break the bond between the concrete pores and the organic growth. Then we pressure wash section by section, overlapping passes to avoid leaving lines. Once the surface is clean, we rinse down any surrounding landscaping and check the work before we pack up.

Why it matters

Most residential driveways take two to three hours from start to finish. Larger projects, like entire pool deck and patio combos, might take half a day. Either way, we complete the job in a single visit so you're not stepping over hoses for a week.

How much does a driveway pressure wash cost?
Most residential driveways in the Orange City and Volusia County area run between $150 and $300. The final price depends on square footage, the amount of buildup, and whether we need hot water for grease or oil stains. We always come out and give you an exact price before we start.
Will pressure washing damage my pavers or concrete?
Not when it's done correctly. We adjust PSI, nozzle angle, and tip size based on the surface. Pavers get a slightly lower pressure than poured concrete, and we always use a surface cleaner attachment for even results without striping. If your pavers have polymeric sand, we'll let you know if any needs to be re-applied after cleaning.
How often should I pressure wash my driveway in Florida?
For most Central Florida properties, every 12 to 18 months keeps concrete looking good and prevents the kind of deep-set algae staining that becomes permanent. If you have heavy tree cover, live near a retention pond, or park heavy equipment on the slab, once a year is better.
Can you remove rust stains and tire marks?
Yes. Rust stains from fertilizer, irrigation heads, or metal furniture usually come out with a targeted rust remover applied before we wash. Tire marks and hydraulic fluid stains respond well to our hot water system. We'll always be upfront if a stain has been there long enough to permanently discolor the concrete.
