Why Florida windows get so dirty

Dirty windows happen so gradually that most homeowners don't realize how much they're affecting the look and feel of their home. A thin film of pollen, mineral deposits from irrigation overspray, and fine dust accumulates on the glass over weeks and months. Each layer dims the natural light a little more. When the windows get cleaned, the light that comes back in is the first thing people notice. Most tell us it feels like a different house.

In Central Florida, our windows take a particular beating. Hard water from irrigation systems leaves mineral spots that bond to the glass. Salt carried inland from the coast creates a hazy film. Pollen from live oaks, palms, and pine trees settles on every surface from February through May. And the constant humidity encourages mildew growth on window frames, tracks, and screens. A standard wipe with paper towels and glass cleaner doesn't touch most of this buildup.

How we clean every pane

Our team uses professional-grade squeegees, strip washers, and purified water to clean every pane. For first-floor windows, we work from ground level with traditional hand tools that give the most precise, streak-free finish. For second-story windows, we use a water-fed pole system. Purified water, filtered through a multi-stage deionization process, is pumped through a telescoping carbon-fiber pole to a soft brush head. The purified water dissolves dirt and minerals on contact and evaporates without leaving spots or streaks.

Every window cleaning includes screen removal, hand washing, and re-installation. We clean out the window tracks using a vacuum and detailing brush to remove the packed-in debris that collects in the channels over time. Sills and frames are wiped down as well. When we're done, the glass, frames, tracks, and screens all look new.

Hard water and mineral spot removal

For homes with hard water staining that has etched into the glass, we offer a mineral deposit removal treatment. This involves a specialized polishing compound applied by hand to break the chemical bond between the minerals and the glass surface. It's a more labor-intensive process, but it restores clarity to windows that many homeowners have assumed need to be replaced.

Most homes with fifteen to thirty windows take about half a day for interior and exterior cleaning. We use drop cloths inside to protect flooring and furniture, and we clean up after ourselves. When we leave, the only evidence we were there is crystal-clear glass.

Window Cleaning FAQ

Do you clean both inside and outside of the windows?
Yes. We offer interior and exterior cleaning as a standard package, or exterior-only if that's all you need. Interior cleaning includes the glass, the frame edges, and the sill. We use drop cloths under each window and leave the interior cleaner than we found it.
How do you clean second-story windows?
We use a water-fed pole system for most second-story windows. Purified water is pumped through a telescoping pole with a soft brush head, allowing us to clean upper windows safely from the ground. For windows that can't be reached by pole, such as those recessed under deep eaves, we use ladders with proper stabilizers.
Are screens and tracks included?
Yes. We remove every screen, hand-wash it, rinse it, and set it aside to dry before re-installing. Window tracks are vacuumed out and wiped clean. Screens and tracks are included in our standard pricing, not treated as an add-on.
How often should I have my windows cleaned in Florida?
We recommend every six to twelve months for most homes in Volusia County. Properties near the coast or along busy roads benefit from more frequent cleaning because salt air and road dust build up faster. Homes surrounded by oak or pine trees also tend to accumulate more pollen and debris on the glass.
