The problem with Florida driveways

A driveway in Orange City or anywhere in Volusia County takes a beating that most homeowners don't think about until the damage is visible. Algae starts as a thin green film and becomes a black crust within a single rainy season. Tire marks grind rubber into concrete pores every time you pull in. Irrigation heads throw rusty well water across the slab. Fertilizer granules dissolve into orange streaks that a garden hose won't budge.

How we clean it

We start by walking the driveway and flagging problem areas: oil spots near where you park, rust stains from irrigation, heavy algae under tree canopy, expansion joints packed with dirt. Each stain type gets a different pre-treatment. Oil and grease get a degreaser. Rust gets a targeted acid-based remover. General algae and mold get a surfactant that breaks the bond between the growth and the concrete pores.

After the pre-treatment dwells for several minutes, we pressure wash the entire surface with a commercial surface cleaner at up to 3,000 PSI. The surface cleaner spins two jets under a shroud, giving an even, stripe-free finish across the full width of the driveway. We overlap every pass. Edges, expansion joints, and the transition strip at the garage floor get detailed with a turbo nozzle. When the surface is clean, we rinse the surrounding landscaping, sidewalk, and curb, then do a final walkthrough with you.

Why it matters beyond looks

A clean driveway dries faster after afternoon storms, which reduces slip hazards for your family and anyone walking to your front door. Regular cleaning prevents algae from penetrating deep enough to cause surface spalling, the kind of pitting and flaking that leads to expensive concrete replacement.
