Do you offer recurring maintenance contracts?
Yes. Most HOA and property management clients choose quarterly, semiannual, or annual schedules. We build a service calendar around your community, lock in per-visit pricing, and handle all scheduling. Contracts include a 30-day cancellation clause so you are never stuck with a vendor that stops performing.
How do you price multi-unit communities?
We walk the entire property, measure every surface by type and condition, and provide a per-building and total community number. We break the scope into phases so you can budget by quarter or approve the full year. Portfolio communities receive volume pricing below one-off rates.
Can you provide certificates of insurance?
Yes. We carry $1M per occurrence and $2M aggregate in commercial general liability, plus workers' compensation. We name your association or management company as additional insured and provide a current ACORD certificate before work begins. Renewals are sent proactively before expiration.
What if our community has competitive bidding requirements?
Florida condo associations must get competitive bids when a service contract exceeds 5% of total annual budget including reserves. HOAs have a 10% threshold. We provide formal bid packages with measured scope, unit pricing, a service calendar, insurance documentation, and references from comparable communities.
Do you send the same crew every time?
Yes. We assign a dedicated crew and supervisor to each recurring account. They learn your gate codes, parking layout, problem areas, and resident expectations. If we need to substitute, the replacement crew trains on your specific property before they show up.
How do you handle resident communication and parking?
We provide a resident-notice template you can distribute ahead of each visit. On cleaning days, we cone wet surfaces, phase work so parking is never fully blocked, and coordinate pool closures with your office. We work within your approved hours and keep noise to a minimum.
What about environmental runoff and storm drains?
We identify and protect all storm drains on the property before starting. Our process uses drain covers and berms where needed, and we recover wash water containing chemicals or concentrated debris. We use contractor-grade surfactants approved for exterior cleaning. Nothing enters the storm system.
