What those black streaks really are

Those dark streaks running down your roof are a living organism called Gloeocapsa Magma, an airborne algae that thrives in Florida's hot, humid climate. Once it lands on your shingles, it feeds on the limestone filler baked into the roofing material. Over months and years, the algae colony spreads across the roof, turning it from its original color to a patchy mix of dark stains and discoloration.

Left untreated, the algae does more than look bad. It holds moisture against the shingle surface, which accelerates granule loss. The protective granules are what shield the asphalt layer from UV damage. As they erode faster than normal, the shingle's lifespan shortens. A roof that should last twenty-five years might only make it to fifteen or eighteen.

Insurance and your roof's condition

In Florida, there's an additional concern: insurance. Carriers now use aerial imagery to flag properties with visibly stained or neglected roofs. A heavily stained roof can trigger a re-inspection, and in some cases, carriers have issued non-renewal notices based on the roof's visible condition. Keeping the roof clean eliminates this risk and documents that the homeowner is maintaining the property.

Our soft wash method

Our team cleans roofs exclusively with the soft wash method. We apply a cleaning solution at low pressure from the ground or from stable ladder positions. The solution penetrates the algae colony and kills it at the cellular level. As the treated growth dies, rain gradually washes it away over the following days and weeks. The roof returns to its original color without anyone walking on the shingles, standing on the tiles, or directing high-pressure water at the roofing material.

We adjust our approach based on the roofing material. Asphalt shingles, concrete tile, clay barrel tile, and standing-seam metal each have different sensitivities and different cleaning requirements. The solution concentration, dwell time, and rinse method all change based on what we're working with. We communicate all of this during the estimate so there are no surprises.

A typical residential roof cleaning in Volusia County takes three to five hours depending on size, pitch, and the severity of the staining. We complete the job in a single visit, clean up any overspray or runoff, and leave the property looking the way it did when the roof was new.

Roof Cleaning FAQ

Will roof cleaning void my shingle warranty?
Not the way we do it. High-pressure washing will void most shingle warranties, which is exactly why we never use it on roofs. We soft wash exclusively, using low pressure and a manufacturer-approved cleaning solution. This is the method recommended by ARMA, the Asphalt Roofing Manufacturers Association, and every major shingle manufacturer including GAF, Owens Corning, and CertainTeed.

The cleaning solution kills the algae at the root, so regrowth takes two to three times longer than after a surface-level rinse. Roofs under heavy tree canopy or on the north side of buildings may see regrowth sooner.
